This project consists of two office buildings totaling 50,000 SF. 4516 Lake Boone will be the headquarters for the NC Board of Nursing. 4600 Lake Boone will be anchored by Capitol Ear Nose & Throat and is the future home of The Lundy Group. Grading has begun and occupancy is expected in the spring of 2010.
The Park at Lake Boone calls for two office buildings to be built on land located at 4516 and 4600 Lake Boone Trail. The two buildings will sit on either side of a landscaped area that is a contributor to theNeuse River Buffer. Two lots are being purchased and recombined for the development. The total land area is 4.24 acres. The project will have approximately 200 parking spaces to be shared between the two buildings.


Location
The project is located at the current western end of Lake Boone Trail, west of its intersection with Blue Ridge Road. Lake Boone Trail is a major roadway with a full interchange and signage on the 440 Beltline. It is the major roadway on which other medical facilities, including the Rex Hospital complex, are located.
Lake Boone Trail is currently planned to be extended through land owned by the North Carolina Department of Agriculture (NCDOA) to connect with Reedy Creek Road and/or Edwards Mill Road. The master planning of the NCDOA land is being done by the same architect for this project, Smith Sinnett Architecture. Blue Ridge Road is a major north/south artery linking NC 54 with Wade Avenue (I-40) to Edwards Mill Road and eventually to US 70 (Glenwood Avenue). The project is one block west of Blue Ridge Road.
In addition to the excellent access to all areas of the region, the location is nearby to retail, shopping, restaurants and services. Within one mile of this location are over 150,000 square feet of retail spaceincluding the Harris Teeter shopping center and the Food Lion shopping center. There are approximately 16 restaurants within this area, and Crabtree Valley Mall is about a five-minute drive away. There are major banks close by as well as the Rex Hospital health, fitness and related medical functions.
